Affordable housing is an increasingly important issue and have delivered genuinely affordable homes on three sites - with a number of others under consideration - with no reliance on public funding.

Already approved by a number of local authorities as an 'enabling body', Landspeed Affordable Homes Limited can either develop in its own right, acquire completed units or act in an enabling role for a developer seeking to deliver affordable properties.

Whilst we seek to deal specifically with non-grant reliant shared  ownership and/or shared equity homes, we can also work with other providers in respect to the provision of social rented or sub-market rented accommodation where it is necessary to provide for this within a scheme. We are discussing, with another body, the development of a non grant funded rented model whilst also investigating a 'mix-match' disposal route where purchasers/tenants can choose their preferred acquisition method depending on their available resources; whilst increasing the overall supply of affordable housing such a model would assist in creating sustainable communities.

We work closely with local authority housing teams in order to ensure local needs are addressed and nominations processes/procedures are followed, whilst all applicants are financially qualified by independent financial advisors.

Our own standard application forms are used, with site specific brochures prepared where appropriate - examples of the latter can be seen by using the link below. We have also formed a strategic working relationship with a not for profit - non registered - housing association, for use where such a body is required to receive freehold or long leasehold interests.

We do not (and will not) fight existing local planning policy although our experience is such that in many cases it may not be assisting in meeting local needs. We will therefore always look to provide solutions that do not just respect policy but also relate to local income levels; thereby ensuring affordability is not compromised and the authority's strategic objectives respected.

Affordability is key and our model derives disposal values from the actual cost to the purchaser/occupier and this in turn relates specifically to the income levels within the local area. By using this method we are finding our units can be priced to reach households not just unable to afford open market values but to those unable to afford schemes by other providers.

What is Landspeed Affordable Homes Limited?

Established in 2001 by Ted Reddick and Gary Stirling the Company was formed in order to assist developers and landowners in fulfilling their affordable housing obligations where shared ownership tenures were permitted or required.

With Ted's extensive development background (in land acquisition and planning) and Gary's housing association expertise, the combination of private and public sector knowledge ensures all the issues are addressed.
